Gibson Springs is largely residential. The houses and apartments are fairly spacious and in great condition without being too expensive. The northern edge of the neighborhood and the area along Stephanie are commercial. A large park rounds out the neighborhood nicely.

Gibson Springs has more single-family homes than apartments. However, there are a few very nice apartment complexes that come with amenities such as pools, gyms, and in-unit washers and dryers. One-bedroom apartments cost around $800 to $900, and two bedroom apartments cost around $1000. The houses tend to be medium to fairly large in size, and some have private pools.
Gibson Springs has a good selection of bars and restaurants, most of which are located along Stephanie and Warm Springs, including Sierra Gold, a bar and restaurant on Warm Springs. The Sunset Station Casino, which includes a nightclub, bowling lanes, a movie theaters, and a variety of bars and restaurants, sits right on the northern edge of Gibson Springs.
Renters in Gibson Springs get a lot for their money. For such a beautiful, quiet area conveniently located near shops and restaurants, the apartments are very well priced. Apartment complexes typically consist of many, small buildings, so there’s no feeling of crowdedness.
Most Gibson Springs residents own cars, and parking is easy to come by, usually at no additional cost. If you don’t have a car, you might check out the Valley Automall, located in the eastern section of Gibson Springs. Potential car buyers can search the sixteen different dealerships in this one spot.
The 217 runs along Gibson and Warm Springs, and the 115A runs along Stephanie. Both buses only run once an hour, so they’re not especially convenient. Additionally, people usually need to walk a few blocks and then wait at an uncovered bus stop, which is not pleasant in the desert climate. Streets are wide, and there are some bike lanes, so bicycling is possible, but again the weather makes it a bit of a challenge.
There aren’t as many apartment complexes as in some of the surrounding areas, but the ones that are in Gibson Springs are pretty big and seem to have units available. Getting an apartment shouldn’t be too difficult. If you need to rely on the bus system, try to find a place near the lines on Warm Springs or Stephanie; otherwise, you’ll have to walk quite a ways to your stop.
Gibson Springs is a pet friendly neighborhood. Pets are generally allowed as long as the owner pays an extra deposit. Apartment complexes generally have some grassy areas where pets can walk. The Arroyo Grande Sports Complex, which covers 60 acres, is also a great place for leashed dogs to get some exercise.
Sunset Station Casino, on the northern edge of Gibson Springs, is the biggest source of entertainment. Whether you want to see a movie and go bowling with your family or spend a night gambling and sipping on cocktails, this casino is your best bet.
More family entertainment can be found at the Arroyo Grande Sports Complex. This large park has many amenities, including picnic areas. As the name suggests, it also has athletic facilities, such as basketball courts and ball fields.
The northwestern edge of Arroyo Grande is beautiful and quiet. The houses and apartments in this areas are conveniently located in between the shops on Warm Springs and the Arroyo Grande Sports Complex. The area around Stephanie and American Pacific is also fairly nice and conveniently located.
Most of the shops in Gibson Springs can be found along Warm Springs or around Stephanie and American Pacific. There’s a Wal-Mart located at Stephanie and Warm Springs, and there are more grocery stores, including Fresh & Easy and Vons, just north of the neighborhood.
Apartment residents usually have accesss to a small workout room, but there are also some specialty gyms in the area. Women can go to Ladies Workout Express or Curves on Warm Springs. Children can go to the Little Gym, located on Stephanie.
The Henderson DMV is located in Gibson Springs, which makes getting a driver’s license and registering a car at least a little less of a headache for residents.
Adults in Gibson Springs who want to further their education can go to Las Vegas College. Most of Gibson Springs is zoned for Green Valley High School.
This area, which is relatively quiet and safe, is well suited for families. The schools are decent, and the park offers a great opportunity for recreation and exercise.
